APPRAISAL SERVICES
Cornerstone Valuation Services provides USPAP compliant narrative Appraisal Reports for all commercial real estate classes, including retail, office, multifamily, senior housing, mixed-use, industrial, self-storage, hotel, right-of-way, condemnation, vacant land, and various other specialty property types. We complete traditional Appraisal Reports (those formerly referred to as Summary or Self-Contained) and Restricted Appraisal Reports for both existing properties and proposed construction. We also have extensive experience completing HUD, WHEDA, Fannie Mae, and Freddie Mac compliant Appraisal Reports.
MARKET STUDIES
Cornerstone Valuation Services specializes in Market Studies for multifamily development projects and also provides Market Studies for retail, office, industrial, self-storage, and various other property types. We have extensive experience completing WHEDA and HUD compliant Market Studies, as well as general Market Studies for developers, investors, lending institutions, and more. We complete market studies to assist developers with the formulation of development plans as well as market studies to test a developer's plans in the market. We also have extensive experience completing Rent Comparability Studies for Section 8 projects.
REVIEWS & CONSULTING
Cornerstone Valuation Services provides extensive Appraisal Review services, including desk reviews, field reviews, and full reviews. We also have extensive experience completing Rent Comparability Study (RCS) Reviews.
In addition to Review services, we also offer Consulting services, including market rent studies, feasibility studies, operating expense analysis, assessment and property tax consulting, investment analysis, development consulting, and more. We are able to tailor our services to meet our client's specific needs.
ABOUT US
Cornerstone Valuation Services was founded by Kyle Bjerke and Russ Rutter. Kyle and Russ are both natives of southeastern Wisconsin and have been full-time commercial real estate appraisers for more than 25 years combined.

We are a full-service commercial real estate appraisal and consulting company. We take pride in providing quality work in a timely manner and have a willingness to take on both "traditional" and complex assignments with standard or expedited timing needs.
All members of Cornerstone Valuation Services are Certified General Appraisers. We do not rely on Trainee appraisers. While the bulk of our professional work has been located within Wisconsin, we also have experience providing valuation services in Colorado, Florida, Georgia, Illinois, Indiana, Iowa, Michigan, Minnesota, Nebraska, Ohio, South Dakota, Virginia, Texas, Utah, and Wyoming.
